    Uniform Appraisal Dataset (UAD)

    A standardized data specification developed by Fannie Mae and Freddie Mac that defines how appraisal data fields must be completed, ensuring consistency and enabling automated analysis of appraisal reports.

    The UAD was first introduced in 2011 and has been significantly updated with version 3.6. It standardizes responses for fields such as condition (C1-C6), quality (Q1-Q6), view, location, and other property characteristics using predefined codes and formats. UAD compliance is mandatory for all conventional mortgage appraisals delivered to the GSEs. The standardization enables automated collateral underwriting (ACU) systems to flag potential issues and compare appraisals across the national database. UAD 3.6 represents a major redesign with expanded data fields and new form layouts.
