UAD Quality Ratings (Q1–Q6)
A standardized six-level scale for rating the quality of a property's construction, ranging from Q1 (highest quality, custom-built luxury) to Q6 (basic or substandard quality construction).
Q1 represents the highest quality construction — unique, custom-designed residences with the finest materials and craftsmanship. Q2 is custom construction with high-quality materials but not at the Q1 level. Q3 is above-average quality with upgraded materials and finishes. Q4 represents average quality, which is the most common rating for standard tract housing. Q5 is below-average quality with economy-grade materials. Q6 is basic or substandard quality, often found in very old or poorly constructed homes. Quality ratings evaluate the materials, workmanship, and design — they are distinct from condition ratings, which evaluate maintenance and wear.
