UAD Condition Ratings (C1–C6)
A standardized six-level scale for rating the physical condition of a property's improvements, ranging from C1 (new or recently constructed) to C6 (in need of substantial repairs and rehabilitation).
C1 indicates new construction or improvements that have never been occupied. C2 represents properties with no deferred maintenance, with all short-lived components recently updated. C3 is well-maintained with limited physical depreciation — the most common rating for average-condition homes. C4 shows some minor deferred maintenance and physical deterioration. C5 has obvious deferred maintenance, is in need of significant repairs, and may have some structural issues. C6 requires substantial rehabilitation and may have major structural damage, mold, or safety hazards. These ratings must be applied consistently per UAD guidelines.
